Dudley Planning Board waives fence, approves site plan for contested used-car lot. Applicant Craig Garabedian told the board he'd paid roughly $1,000 in appeal and application fees while getting conflicting guidance from staff, calling it "constant unprofessionalism." The board unanimously waived a required screening fence, estimated at $30,000 to install over ledge, and approved a minor site plan review with engineering fee waivers for the 57 West Main Street property. Zoning Board of Appeals Chairman Steve Watroba, present in the audience, disputed part of Garabedian's account but confirmed the ZBA had deferred to the Planning Board's process.
The board also voted to send a draft ADU zoning bylaw to the October 20 Special Town Meeting warrant and continued a five-lot Candace Lane subdivision hearing to November 18. A CMRPC presentation detailed roughly $750,000-plus CDBG grants funding town beach ADA design work and pending Oxford Avenue sidewalk improvements.
