Dudley Records 15 Property Transfers, but Only One Discloses a Sale Price
Dudley recorded 15 property transfers between Aug. 14 and Sept. 12, but only one filing disclosed a sale price. That transaction, at 5 Cross St., sold for $195,000 on Aug. 19, from Elaine M. and Barry J. Armstrong to Webster Five Cents Savings Bank and Mortgage Electronic Registration Systems Inc. Because just one of 15 filings included a price, the reported range and median, both $195,000, reflect that single sale rather than the broader market. Seven of the 15 filings name a bank or mortgage-related entity as grantor or grantee, and Southbridge Road had two transfers, pointing to limited conventional sales data this period.
